A Paint-Ready Handoff for a Rental Turnover
A move-in deadline does not tell a painting provider whether the property is ready for work. Use a handoff that distinguishes vacant access, completed repairs, remaining belongings and decisions still awaiting approval. The aim is a usable starting record, not a promise that every turnover can fit a fixed number of days.
Check readiness room by room
Identify keys, access hours, utilities and which rooms are actually clear. Record unresolved water, damaged-material or older-coating concerns rather than burying them in a general “touch-ups” description. EPA’s moisture guidance is relevant where dampness or mold is part of the condition.
Keep decisions with the responsible contact
Name the person confirming colors, finish boundaries and any changes discovered during review. Explain the intended occupancy date and ask what schedule can be confirmed for the actual scope. A preferred deadline should not silently become an agreed completion commitment.
Copyable worksheet
Use one row for each field. Mark unknown information clearly and retain the original records.

| Room and access status | ____________________ |
| Belongings still present | ____________________ |

Worked example
Illustrative example: a unit is called vacant, but one room contains stored furniture and a bathroom repair is unfinished. Recording those exceptions before the visit creates a more useful request than asking the crew to discover them while trying to begin.
